To work in NSW real estate you first need a Certificate of Registration (Assistant Agent authority), requiring 5 units from Cert IV. After at least 12 months supervised experience and completing the full Cert IV, you can apply to NSW Fair Trading for your Class 2 Licence. The Certificate of Registration (also known as an Assistant Agent authority) is the minimum qualification required under NSW law to work as a Property Officer or Salesperson in a real estate agency. It is issued by NSW Fair Trading and must be renewed every four years.

Run Your Own Real Estate Agency

The Diploma of Property Management (CPP51122) is the qualification required to hold a Class 1 Real Estate Licence in NSW โ€” the highest licence tier. What CPD Means for NSW Licence Holders

CPD is not optional. Here is everything you need to know about your annual obligations under NSW law.

Who must complete CPD?

All holders of a NSW Class 1 or Class 2 Real Estate Licence are required by law to complete Continuing Professional Development (CPD) every year. This applies whether you are actively working in real estate or not โ€” your licence obligations continue regardless.

CPD requirements are set by NSW Fair Trading under the Property and Stock Agents Act 2002 and the Property and Stock Agents Regulation 2022. Failure to comply can result in your licence being suspended or cancelled.

โš ๏ธ Important: CPD must be completed and recorded by 30 June 2026. NSW Fair Trading does not grant extensions. If you miss the deadline your licence renewal may be refused.

Common CPD Questions Answered

The CPD deadline for all NSW Class 1 and Class 2 licence holders is 30 June 2026. NSW Fair Trading does not grant extensions. If you do not complete your CPD by this date your licence renewal may be refused. Enrol early โ€” don't leave it to the last few weeks.
NSW licence holders must complete 9 hours of CPD per year โ€” 3 hours of compulsory topic set by NSW Fair Trading, and 6 hours of approved electives. Real E-training's CPD programs are structured to satisfy all 9 hours in a single enrolment.

Certificate of Registration โ€” Assistant Agent

The legal minimum to start working in NSW real estate. Complete 5 online units from the Cert IV. Apply for your Certificate of Registration with NSW Fair Trading. Start working in an agency under a licensed principal immediately.

Gain Experience + Complete Cert IV

โฑ๏ธ 12 months minimum ยท from $250/cluster

Work as an Assistant Agent while studying the remaining Cert IV clusters. Complete Clusters 2โ€“5 in your own time. Annual CPD (22 March deadline) can count toward your Cert IV progress.

Class 2 Real Estate Licence

Apply to NSW Fair Trading for your Class 2 Licence once you have held your Certificate of Registration for 12 months, completed the Cert IV and submitted your evidence of work experience logbook. Now you are a fully licensed agent.
